Section 20 Consultation

A formal Section 20 Consultation begun for Willow Tree Court in May 2025. The main scope of the works is to make roof repairs and update the internal communal doors. There have been no major works to the development since it was build, so some maintenance is now required.

Leaseholders should have received the first of three notices from the managing agent on 19th May 2025 informing them of the process. The second notice was sent out on 14th November 2025, which has detailed the overall cost of the project and the associated cost per flat.

Leaseholders will be liable to pay for their portion of the S20 works in line with their leaseholder agreement and apportionment (each leaseholder will pay a slightly different amount based on the size of their flat).

The third and final notice, along with invoice for payment, will likely go out in the next few weeks.

An Extraordinary General Meeting was held on 2nd December 2025 at Sudbury Primary School to discuss the S20 works and answer any questions. Unfortunately, most of the leaseholders were absent so this invoice may come as a shock to most. Please contact the managing agent if you have any queries about the S20 notices.
