Essential Roof Works Begin on 28th May 2026

Essential roof remedial works to the block are scheduled to begin on Monday, 28th May 2026, starting with the erection of scaffolding to facilitate safe access.

The works will involve installing scaffolding around the perimeter of the building to access the soffits, fascia, guttering, and main roof areas. Although the works are external, there are several points that may affect your day-to-day routine. Please take note of the following provisions and expectations:

General Site Arrangements

  • Exclusion zones will be established while the scaffolding is being erected and throughout the works.
  • A delivery lorry may temporarily restrict parking while unloading. Your patience is appreciated, as closer access allows the team to complete the task more efficiently.
  • While most of the works are not noisy, the initial roof preparation phase may involve hammering and similar activity. We apologise for any inconvenience and thank you for your understanding.

Windows

  • Please keep windows closed during working hours wherever possible.
  • Curtains may be kept closed if you wish to maintain privacy, as operatives may be working at height at various times.
  • If windows are left open, dust, debris or fumes may enter your property. We cannot accept liability for any cleaning required as a result.
  • If debris lands on open windowpanes (particularly top-hung windows), we cannot accept liability for any damage.
  • Any damage to closed windows will be assessed and rectified where appropriate.
  • Due to the proximity of the scaffold, some windows—especially on the upper floors—may not be able to open fully or at all during the works.

Gardens & Access

  • Scaffolding may need to be positioned in areas where planting is present. While care will be taken, minor disturbance may be unavoidable.
  • Access to the scaffold structure and all exclusion zones is strictly prohibited.

Programme of Works

You will have been sent a letter from SFP that details the schedule of works, which will take around 4 weeks to complete, depending on the weather.

Please note that some noisy activity may occur intermittently. We appreciate that many residents work from home and apologise for any disruption caused.
